Your builder, on your side early.
Construction management at-risk or as your agent. We join during design, price the work in the open and carry a guaranteed maximum price through to closeout.
Why it matters.
The design still needs a builder
Sequencing, crane access, trade availability and long-lead equipment all shape the drawings. A CM at the table during design catches problems while they are cheap to fix.
Price needs to be visible
Owners spending public or board-approved money need to see every trade bid, every fee line and every dollar of contingency. Open books make the numbers defensible.
Schedules start before drawings finish
Early sitework, foundations and steel packages can start while interiors are still in design. That only works with a builder who manages the overlap.
How we manage it.

- 01
At-risk or agency, by fit
At-risk, we hold the trade contracts and guarantee the price. As agency CM, we act as your advisor and you hold the contracts. We help you choose based on your risk appetite and procurement rules.
- 02
GMP built from real bids
We set the guaranteed maximum price once design is far enough along to price with confidence, using bids from qualified trades rather than allowances wherever we can.
- 03
Early trade packages
Demolition, utilities, foundations and structural steel can be bid and released ahead of the full GMP, so the site starts moving while design finishes.
- 04
Open-book cost control
Bid tabulations, buyout savings, general conditions and fee are all visible to you. Monthly cost reports show committed, spent and forecast against every line.
- 05
Contingency you can track
Construction contingency is logged draw by draw with the reason for each use, and reconciled with you at closeout so unspent money comes back.
What you receive.
Every engagement is scoped to the project. These are the core outputs owners can expect.
A priced, qualified GMP with clear assumptions, exclusions and allowances, ready for your approval.
Bid packages, prequalified bidder lists and release dates tied to the master schedule.
Committed cost, spend to date, forecast at completion and every change in one report.
Every draw on contingency with its cause, amount and approval, reconciled at closeout.
Crane picks, laydown, deliveries and occupied-area protection, drawn out phase by phase.

A concert hall priced in the open.
At the performing arts center, we joined as CM at-risk during design development. Early packages for piling and the box-in-box structure released ahead of the GMP, and every acoustic and finish trade was bid openly so the owner could see each number before the 1,800-seat hall opened in 2025.

Questions owners ask us.
What is the difference between CM at-risk and agency CM?
At-risk, we hold the trade contracts and guarantee a maximum price. Agency, we advise and manage on your behalf while you hold the contracts and the cost risk. Both give you a builder during design.
When is the GMP set?
Usually between design development and construction documents, once there is enough detail to price with real bids. Early packages can be priced and released before then.
What happens to unused contingency?
It is reconciled with you at closeout. Under most of our CM at-risk contracts, unspent contingency and buyout savings return to the owner or are shared as the contract sets out.
Can a CM at-risk contract work for public owners?
Yes. We work within public procurement rules, including qualifications-based selection and open trade bidding with public bid openings where required.
