Operate · Facilities & Transition Management

From last punch item to first day.

We plan the move, activate the building, train your operators and hand over the asset data, so the space works the day people walk in and keeps working long after.

Why it matters.

01

Opening day is fixed

Students arrive, patients are scheduled and leases start on a date that does not move. The building has to be ready for people, not just finished.

02

Operators inherit everything

Your facilities team will run this building for decades. If they get boxes of paper and a one-hour walkthrough, small problems become expensive ones.

03

Warranty time goes quickly

Most equipment warranties start at substantial completion. Issues missed in the first year end up on your operating budget instead of ours.

Our approach

How we work.

  1. 01

    Transition planning early

A transition lead joins during construction to map every department, move date, furniture delivery and IT cutover against the construction schedule.

  2. 02

    Activation and day-in-the-life testing

We stage equipment, stock rooms and run mock days with your staff to find problems with workflow, signage and access before the public arrives.

  3. 03

    Hands-on operator training

Your engineers learn each system from the people who installed it, at the equipment, with recorded sessions they can return to.

  4. 04

    Asset data handover

Equipment tags, serial numbers, maintenance schedules and warranties are collected as work is installed and delivered in a format your maintenance system can load.

  5. 05

    Warranty and the first year

We stay engaged through the warranty period, run seasonal checks on heating and cooling and come back for an eleven-month walkthrough before warranties close.

What you receive.

Every engagement is scoped to the project. These are the core outputs owners can expect.

In practice · Student Housing Community

Ready for 1,150 students on move-in weekend.

The student housing community had a hard date: move-in weekend. Our transition team planned furniture delivery floor by floor, ran key and access card tests on every unit and trained the housing staff on the building systems weeks before handover. The 22-month design-build schedule ended with residents moving in on time in 2023.

Questions owners ask us.

When should transition planning start?

About a year before opening for complex buildings like hospitals and labs, and at least six months before for most others. Earlier is better when moves involve specialized equipment.

Do you work with our facilities team or replace it?

We work with it. Our job is to set your operators up to run the building well, not to take over their role.

Can you deliver asset data for our maintenance system?

Yes. We agree the format and fields at the start of construction and collect the data as equipment is installed, so it is complete at handover.
